Air is leaking from exhaust during leak test on lower. What seals are broken?

Lower unit oil is milky white. Plugged lower drain plug and screwed a leak test (with a gauge) hose on the top hole. Sent about 10 psi through the hole and noticed that air is leaking from the exhaust. Confirmed it with soap water. The prop shaft seal is good.

Outboard is a jonhson 50 HP J50TLCRM. Thinking about ordering this and replace all the seals while I'm at it. yay? nay?

No " thinking" or guessing done here.-----Remove lower unit.-----Apply 3 PSI pressure.----Find the leak.----Repair the leak.

Only way you would have air leak in this area is carrier o-ring or loose carrier bolt and damaged bolt -o-rings... Here...

Crap.. just leaked tested again. The bearing housing is cracked. 3-4 hairline cracks around the inside. Time to bust out the welding machine since this part is no longer available
